What does Residology do?

Known in the hospitality industry as “temporary housing” or “corporate housing,” Residology offers fully furnished 1-BR, 2-BR, and 3-BR apartments for people in need of a temporary home away from home – a stylish and comfortable alternative to a hotel stay, for a fraction of the price.

How is a Residology furnished apartment different than an extended stay hotel?

Locations:  We can put you where you want to be!  Since we partner with beautiful apartment communities throughout each of our markets, you’re not locked in to a single location like you would be with an extended stay.

Atmosphere:  Unlike the commercial or industrial settings of hotels and extended stays, all our Texas furnished apartments are situated within residential communities.  Additionally, we pride ourselves on a warm and stylish design aesthetic, so our apartments don’t have the cold, transient feel of a hotel or extended stay.

Living Space:  We offer a variety of floor plans, ranging from cozy studios to spacious 3-BR/2-BA apartments, all of which are much larger than a hotel room or extended stay.

Customization:  Want a king or two twins instead of a queen?  Need a home office setup?  No problem!  Furniture preferences are just one way our stylish furnished apartments are tailored specifically to your needs.

Full-Sized Rooms and Appliances:  Unlike a cramped hotel room, each of our apartments features separate living and dining areas, accompanied by a complete, full-sized kitchen.  You’ll be able to stock your pantry and cook the way you do at home.  You’ll also have your own washer and dryer, as well as a private Wi-Fi network.

How is Residology eco-friendly?

When you walk in to your Residology furnished apartment, you may not notice the eco-friendly details at first.  However, when you look closer, you’ll notice kitchen items made from renewable bamboo, 100% cotton bed and bath linens (no synthetic sheets or towels), recycled paper products, as well as organic and biodegradable treats in your Welcome Pack.  Your apartment also features electricity from 100% renewable Texas wind power.  On the corporate side, we strive for a “net zero” footprint.  We are a paperless company, we donate all housewares with light wear and tear to charity, and linens that are damaged are donated to local animal shelters.

What are Residology’s qualifications?

Residology has been in business since 2010, with the mission to provide stylish eco-friendly furnished housing to professional and leisure travelers alike. We have an A+ rating with the Better Business Bureau and are consistently highly rated and reviewed by our customers and clients (link to our Yelp Page). We are members of the local Chamber of Commerce in the Rio Grande Valley and Austin, as well as the Texas Chamber of Commerce. Pricing & Options

What does a Residology furnished apartment cost?

Pricing varies depending on apartment size, location/city, lease term, and availability.  On average our apartments can range from around $2,300-$4,500+ per month or $60-$150 per day.  We always strive to find the package that works best for your needs and your wallet!

Why do furnished apartments seem expensive?

We are focused on keeping our pricing as low as possible, but it can still seem like a lot when you first hear our rates. Many people make the mistake of comparing our rates with the cost of an empty apartment with no utilities.  However, when you compare our rates to other all-inclusive services like an extended stay or hotel, you will see what a great deal you are getting!  When you rent with Residology, you get a spacious fully-furnished apartment with all housewares, all utilities –  including high-speed internet, cable TV – and washer/dryer set included. You pay NO taxes and NO application fees. You also get our personalized top-tier customer service and one-point of contact to help with anything during your stay. When you break it down, you will find that you are getting a ton of bang for you buck!

Are there different packages available?

Yes!  Although we provide a standard package that our clients are quite happy with, you can also upgrade and customize your furniture package, add covered parking and additional furnishings, or add housekeeping services.  These customizable preferences are just one way our stylish furnished apartments are tailored specifically to your needs.

What is included in my monthly rent payment?

Your rent payment covers the physical apartment, the furniture and housewares, and all utilities (electricity, cable, high-speed internet, water/garbage).  Also included would be any add-ons, such as covered parking or additional furniture.

Is my security/pet deposit refundable?

Security deposits are 100% refundable upon move out.  From time to time there are small deductions, but 90% of our clients receive their deposit back in full.

Are there any taxes or hidden fees?

There are no taxes or hidden fees – what you see is what you get.

Application, Leasing & Billing

What lease terms are available?

Our typical minimum lease term is 90 days (3 months), although we can accommodate stays as short as 30 days based on current inventory.  There is no maximum lease term – your apartment is yours for as long as you need it!

What’s the difference between “flexible” and “confirmed” departure dates?

A “flexible” departure date indicates that your lease will extend automatically beyond your departure date until you provide written Notice to Vacate, usually either 30 days or 60 days prior to departure depending on the terms of your lease.  The departure date listed on your lease is the soonest date you may vacate, provided you have given proper notice. Pricing may vary with extensions beyond the initial departure date.

A “confirmed” departure date indicates that you intend to leave on your lease departure date.  No written Notice to Vacate is required for confirmed departure dates.

What are the application requirements?

Residology uses a third-party tenant screening service to run a credit check on each lease holder, as well as a criminal background check on each occupant over the age of 18.  A credit card is required to be on file for payment backup, as well as the unlikely event there are damages that exceed your security deposit.

Is there an application fee?

No.

How quickly can I move in?

In most cases, your furnished apartment is ready for you to move in about 3 business days after your lease is signed.

Can a company lease an apartment?

Absolutely!  Most of our guests who are traveling on work lease their apartment through their company.  You may either hold the lease in your name and pay with a company credit card, or we can work with your HR department to lease the apartment on your behalf.

I need to lease an apartment for an employee of my company – what’s the process?

In order to lease an apartment for an employee, the employee will complete our application and undergo a criminal background check, while the company will complete and sign lease agreement, with the employee listed as an authorized guest.

How do I pay my rent each month?

There are a variety of payment options to choose from:  You may send a check, pay automatically each month with a credit card, or issue and ACH payment.

Can I break my lease if I decide to leave early?

In setting up your apartment, we must make financial commitments to vendors based on the term of your lease agreement, so most often the lease cannot be broken early; however, we understand that unforeseen circumstances arise and will certainly work with you to try and find a solution that works for everyone.

Can I extend my lease beyond my initial least term?

Most often, yes!  Even if you have a “confirmed” departure date, we are almost always able to extend your stay with enough notice.

What is Notice to Vacate?

Notice to Vacate is a written statement that you send to us, notifying us of your intent to move out.  This is required if you have chosen a “flexible” departure date, and is due either 30 or 60 days prior to departure, depending on the terms of your lease.

When will I receive my security deposit refund?

Security deposits are processed within 60 days of departure.

Where are Residology furnished apartments located?

We can put you where you want to be!  Residology partners with multiple apartment communities throughout Texas. You can find furnished apartments in Austin TX, San Antonio, Dallas, furnished apartments in Houston TX, and Rio Grande Valley TX furnished apartments in Texas.

What are the standard apartment sizes?

Studios and 1-BR apartments typically range from about 550 – 800 square feet.  2-BR apartments typically range from about 850 – 1,250.  3-BR apartments typically range from about 1,200 – 1,500 square feet.

What community amenities are included?

You’ll have use of luxury community amenities like controlled-access entry, resort-style swimming pools, fitness centers, clubhouses, and business centers.  Many communities also have coffee bars and lounges.

What furniture & utilities are included?

Your apartment comes fully furnished, with linens, cookware, dishes, etc.  You can find a complete list of our standard package here. 

Is a washer and dryer included?

Yes.

Is parking included?

Open lot parking is included, and many times there are additional covered/reserved parking options available for a small additional fee.

Is housekeeping available?

Housekeeping is available for an additional fee.  You may choose weekly, biweekly, or monthly (biweekly is the most common).

How many people can share an apartment?

The rule of thumb for occupancy is 2 people per bedroom (exceptions may be made for infants).

Can I have guests?

Yes!  Guest policies vary from property to property, and any guest staying for longer than the property’s limit must undergo our criminal background screening.

Are pets allowed?

Yes!  Many of our partner communities are pet friendly.  Pet policies vary according to each apartment community, and each community has a different requirement for breeds, size, and fees associated with pets.

Where do I pick up my keys?

Most often, a key lockbox is left on or near your apartment door.  Prior to your arrival, you’ll receive a Reservation Confirmation from us with the details for your arrival, including gate codes and the code for your lockbox.

What do I do if there’s a maintenance issue?

We’re here to help!  You may either contact the leasing office of the property or submit a Service Request here and we’ll take it from there.
